101 Via Mizner is a 14-story rental tower on East Camino Real at Federal Highway in downtown Boca Raton, finished in 2017, with 366 apartments from studios to three bedrooms. Managed by ZRS Management. The building changed hands in July 2025; the new owners have talked about converting it to condominiums, and their partner says it will stay a rental.
The rule that decides it is weight. Their pet page says cats and dogs up to 40 pounds, two per home, and their fact sheet makes it 40 pounds combined. The FAQ on the same website says 50 pounds combined, so ask the office which figure applies to you.
The breed list is published and long: Akita, Alaskan Malamute, American Bulldog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bullmastiff, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow and German Shepherd, and any mix of them. They want a letter from a vet confirming breed, weight and vaccinations.
Money: a non-refundable pet fee of $600 for the first pet and $275 for the second, $40 a month per pet (the FAQ still says $35), and a DNA fee of $65 per pet on the fact sheet.
There is no dog run or dog wash in their amenity list. Their pet page points to Mizner Bark and the dog beach at Spanish River Park; both are city parks that need a permit, and Mizner Bark is more than three miles away.
